Jon Nealer

Jon is an accomplished real estate attorney with extensive expertise advising clients in complex commercial real estate transactions. Drawing on his experience representing publicly traded companies, private investors, and parties across leasing and sale transactions, Jon provides practical, detail-oriented guidance tailored to each client's goals.
Prior to joining Valence, Jon advised large ranch owners on a range of real estate matters, including land exchanges, boundary disputes, due diligence involving mortgages and property liens, and environmental easements. Before that, he represented major institutional clients at a national law firm, including a publicly traded real estate investment trust with a diverse portfolio of over 3,000 properties. He handled sophisticated real estate matters, including the drafting and negotiation of purchase and sale agreements, NNN master leases, lease amendments, subleases, easements, and related collateral agreements. He also managed sale-leaseback transactions and conducted due diligence on diverse portfolios, ranging from industrial facilities to medical centers and entertainment venues.
Jon skillfully manages all phases of commercial property deals, from initial negotiations and due diligence through closing. He has successfully handled transactions involving a variety of property types, including retail, office buildings, communications towers, and medical facilities, where he has assisted healthcare professionals with specialized real estate transactions.
Jon is admitted to practice law in Colorado. He received his J.D. from the University of Colorado Law School, his M.S. from Texas State University, and his B.A. from Western Michigan University.
In his free time, Jon enjoys indoor rock climbing, going to the movies, and attempting to snowboard.
