Sam is an experienced transactional real estate attorney. Sam represents landlords and tenants of all sizes in lease and sublease transactions in office buildings, shopping centers, retail spaces, warehouse and industrial properties. She loves assisting clients on all aspects of the life of a commercial lease. Her expertise includes letters of intent, tenant improvement work letter agreements, estoppel certificates, subordination agreements and security deposits/letters of credit. Sam also advises real estate developers and owners in the acquisition, sale and financing of commercial properties.

Prior to joining Valence in 2021, Sam practiced at a global law firm in San Francisco.

Sam was selected through peer review for inclusion on the Best Lawyers in America© “Ones to Watch” list for Real Estate Law 2021 through 2025, and the Super Lawyers' 2024 Northern California Rising Stars list.

Sam is admitted to practice in California and is the 2024 President-Elect of the San Francisco chapter of Commercial Real Estate Women (CREW), a national organization dedicated to supporting the achievements of women in commercial real estate.

Sam received her B.A. from the University of Southern California in 2010, where she graduated as a Presidential Scholar, and her J.D. from the University of California, Davis in 2014. While in law school, Sam was awarded the Witkin Award for Academic Excellence in Federal Taxation and served as the Editor-in-Chief of the Journal of Juvenile Law & Policy.

  • Representing a national chain of kids’ entertainment centers in a retail leasing portfolio expansion of 30 locations.
  • Closing a $350 million property acquisition for a Fortune 500 company which was structured as a reverse 1031 exchange.
  • Assisting a national car rental company in a wide-ranging effort to negotiate leases and secure over 40 new locations across the country.
  • Representing a not-for-profit organization in its retail/warehouse leasing expansion of over 10 locations in Northern California and Arizona.
